Problems we're having with Ryland Homes

 

 

We're having serious problems with Ryland Homes and their warranty division.  There are several outstanding issues that have been on our pre-closing issue list and here we are a year later still trying to get these issues resolved.  I am surprised that after paying almost $300,000 for a home the Roseanne Bright and the Ryland Warranty Division are not more accomidating.

Issues:

1. The grass on the side and rear of the house has never grown as thick as other homes in the area.  It has been replaced once or twice (in some spots) by the builder and we continue to have problems.  The grass adjacent to the house has NEVER grown.
2. A cable and phone home run pre-wire was installed by the electrical company as a standard feature of the house.  For a year they left unused cables hanging on the side of the house.  I called this issue into the warranty division and was told by both the Ryland representative, Charlie, and the S&S Electric service person that cables hanging like this was normal.  The day after the service call I received a call from S&S Electric asking how the service was.  I told them I was disappointed in that they were not able to put a box around the extra cables they installed.  Low and behold, a day later, someone has come and cut the cables from the house.  Now, I am unable to use this coax cable for which we paid.  This service was absolutely unauthorized by us.
3. We have 2 different grout colors installed in our house.  Both the builder, Ryland, and the tile contractor, B&C Tile, seem to be pointing fingers at each other saying it's the other's fault.  We have a meeting set up next week to address these issues.  As illustrated in the last picture, you can see a brownish-colored grout in the lower-right, as opposed to an almost white-colored grout in the upper left.
4. We chose to have the $4000 upgrade which added a stone face to our house.  We have asked that this stone be fixed for over a year.  This again was something that we noted as a problem with our building Supervisor, Pat Tieri, before we closed and he assured us this, and all of the above issues would be resolved ASAP.
5. We are also on our second water leak.  The roofing company was called out and found several lifted nails and raised shingles which they repaired.  We'll continue to watch and see if that fixes the on-going problem.

It's amazing to think that we have been in our house a year and are still having problems resolving these issues.
